David Walters, formerly with Dallas-based Staubach Co.'s Fort Worth office and now part of Jones Lang LaSalle's local team, tells GlobeSt.com that the lease cycled in a three-month period, with "four or five" options to choose from in Greater Fort Worth. "The availability of space and proximity to their campus made it the right one," he says. "We looked at all kinds of factors and that one made the most sense."
The team will take over floors four, five and six in the 40-story building at 801 Cherry St. Walters and JLL's Ryan Matthews sat across the bargaining table from Jack Clark, an in-house broker for the owner, Radnor, PA-based Brandywine Realty Trust.
Walters says Cook Children's is just starting the planning process for the rebuild of the campus at 801 7th Ave., but the team needed to be moved because its building is ticketed to be razed. Dealmakers signed a pact with a flat rate over the term. The high rise's quoted rate is $16.50 per sf to $25 per sf, according to the North Texas Data Exchange, which also cites 263,476 sf of open space in the building.
