The asking rate for the remainder of the space is $29.50 per sf, Ray Trevisan, a principal at Normandy, tells GlobeSt.com. This building has been vacant since the company acquired at the end of 2006. It is one of the 10 buildings that were part of the US Army/Air Force Mutual Aid Association's 786,632-sf portfolio, called Starco Properties.
When Normandy acquired the portfolio, in December 2006, Trevisan says, it was 79.8% occupied. That figure has jumped to 87% in June 2008, in part fueled by the new lease in Stoneleigh. Another building in the portfolio, located at 4031 University Dr. in Fairfax, VA, is about to become fully occupied, he adds--as there is a lease out for signature on it right now. Another building in Alexandria, VA--6910 Richmond Hwy.--has gone to 80% occupancy from 50% at the time of acquisition.
Normandy owns six buildings in the Route 28 submarket totaling more than 450,000 sf of class A office space. The Westfields corporate office park has been enhanced with better access through new highway construction, Trevisan points out, as well as the development of a new hotel and retail.
