Constructed in 1987, the two-story building is located at 5775 Flatiron Pkwy., just north of Arapahoe Road (Hwy 7) and east of 55th Street. The purchase marks Crown West's seventh acquisition in the region since entering the Colorado market in 2005.

Current tenants in the building include CH2M Hill, Konica-Minolta, Wall Street on Demand, Vexcel and SimAuthor Inc. The amount of near-term tenant rollover was not immediately available. Kevin Richey, Crown West Realty's Denver office head could not be reached for comment. The building is located in an improving submarket with barriers to future development, he said in a prepared statement.

Crown West Realty is owned by New York City-based investment firm Petrus Partners Ltd. The combined group manages a $125 million discretionary equity investment fund and owns and manages 8 million sf of office, industrial, mixed-use and land development properties nationwide.
