EATONTOWN, NJ-As part of its statutory requirement to garner community input for plans to redevelop the 1,100-acre Fort Monmouth after the 90-year-old base closes in 2011, the fort’s redevelopment agency this week rolled out the latest incarnation of those plans. Three adjoining towns are affected: Eatontown, Tinton Falls and Oceanport.

The Fort Monmouth Economic Revitalization Planning Authority, a locally based state agency headed by long-time development exec Frank Cosentino, unveiled initial plans in March, and the latest plans developed by San Francisco-based planners EDAW Inc. alter the scenario a bit in terms of layout and composition. FMERPA has a Sept. 8, 2008 deadline for getting final plans to the Department of Defense and other federal agencies. Fort Monmouth is a casualty of the 2005 BRAC cuts, with its functions moving to Aberdeen Proving Ground in Maryland.

The current plan making the public hearing rounds this week and next would create a town center in each of the three affected towns. It would include a total of 1,500 new residential units, about equally spread among the three, with approximately 400 of those units classified as “affordable.” Each town center would include a retail component and other uses.
