Besides the BJ's unit, YCC officials have laid out a plan that includes a variety to small tenants and restaurants, and a service station situated on a pad site. The site of the proposed center totals just less than 38 acres, and sits directly across the street from the Goldenberg Group's existing 500,000-sf Lanes Mill Marketplace.

The initial approval includes a use variance for a portion of the site that had been zoned residential. Also, part of the initial approval is a 150-foot buffer between the proposed center and neighboring homes, and a series of traffic-related improvements at access points to the site.

The project still requires preliminary site plan and final plan approvals. A timetable for those approvals has not been determined.
