The 1.3-million-sf building at 127 Public Square is owned by the Richard E. Jacobs Group of Cleveland, with an interest owned by Wells Real Estate Funds of Norcross, GA. Chris Livingston and Rob Roe, both with Dallas-based Staubach Co.'s local office, represented the law firm in the renewal. Douglas Miller and John Klayman, with the Richard E. Jacobs Group, represented the building owners.

The law firm is the third largest tenant in the 57-story building. The building is 98% leased and 96% occupied, with a couple of future tenants waiting for space to be built out, says Jerry Banks, senior vice president of asset management for Wells Real Estate Funds. Besides the law firm, other major tenants in the building include KeyBank Corp., occupying about 700,000 sf, and law firm Thompson Hine, which leases roughly 167,000 sf in the building, according to Banks. The tower's quoted rate is $29 per sf to $30 per sf, gross, for upper floors.
