Jeffrey Kahn, Steven Disse and Jeffrey Devine, all with Colliers Bennett & Kahnweiler Inc., represented Wrightwood in the sales transaction. The multi-tenant building is fully leased, Hesch says. MPC Products, a manufacturer of aeronautical electromechanical motion control systems, headquartered here, recently renewed for a long-term lease for approximately half of the building, he tells GlobeSt.com. Tech Lighting and Hallmark Data Systems are also tenants in the building.

ML Realty Partners was interested in acquiring the property because "it is a well-occupied building, has a good location and is a half-mile west from the four-way interchange at Touhy Avenue for Interstate 294, he says. The building was constructed in 1964 but "there have been some substantial renovations over the years," including one in 2003, Hesch says.

Wrightwood bought the building from CMD Realty Investors, based in Chicago, in 2005 for nearly $24.4 million. "This is a larger asset for them (and) they just renewed one of the tenants," Hesch says, making it a good time to sell the property. Wrightwood renovated the parking lot and installed a new boiler, as well as renovations to the roof, he says.
