Mark Roth, executive director at Cushman & Wakefield in Boston tells GlobeSt.com, "If they're looking in Woburn, they have options of Cummings Property's new building, or you could do a build-to-suit at Metro-North Corporate Center." Metro-North has the permitting and space available to do a build-to-suit for Epsilon, Roth explains. If they are looking specifically in Woburn, then Presidential Woods could also be a possibility, he remarks. "If they're looking for that amount of space in Woburn, they have those three options." Roth and Cushman & Wakefield are not associated with this deal.

The Cummings Property is the newly completed TradeCenter 128. It has 400,000-sf of class A office space on Route 128 / I-95. The building is pre-certified for a LEED Gold Level. The MetroNorth Corporate Center is a 570,000-sf business park of class A office space. Located at 200 Presidential Way, the facility offers amenities ranging from a full-service cafeteria to a fitness facility. Presidential Woods, as previously reported by GlobeSt.com, is being redeveloped by Campanelli Companies and Richards Barry Joyce & Partners to house 166,000-sf of class A office space.

There has been a lack of activity in the North 128 submarket and Boston market coming into Q3. "That 128 north market--where Woburn is--there's been an increase in supply, added to the market " Roth adds. "both in Woburn and in Burlington. So the market has to work its way through that."
