Two Pad Site Sales Spark $40M MXD's Phase Three

ORO VALLEY, AZ-The recent sale of a 1.5-acre pad site to MidFirst Bank and the upcoming closing of a comparably sized tract to Tutor Time have spurred Evergreen Development Co. to move ahead on ground work for Steam Pump Village’s third phase. The $40-million, 42-acre project is about halfway complete.

“We’re breaking ground on all of the site work for phase three in about October,” says Gregg Alpert, COO of Phoenix-based Evergreen Development. He says the next phase will take up about 10 acres of the development land at Oracle and Tangerine roads. The Tutor Time building will be about 20,000 sf while the bank will be 10,000 sf to 15,000 sf.

Steam Pump Village broke ground in 2005. Its tenant roster includes California Design Center, Loewen’s Window Center, Chili’s, Silk Expressions, Baggins and Sour Apple Fabrics. A 100-room Wingate Hotel is scheduled to open in September.
