Building owner High Street Equity Advisors of Boston was represented by Andrew Siemsen, Frank Caccavo, Jason Goldman and Glen Talavera of Cushman & Wakefield's Edison, NJ office. Red-Mail was represented by David Knee, Rob Kossar and Chris Hile of Jones, Lang LaSalle's Hasbrouck Heights, NJ office. Terms were not released; a 32,000-sf unit currently available at the single-story, 265,000-sf industrial/flex building is listed with an asking price of $6.95 per sf.

Located on 19 acres within the Montville Business Center in that township's Pine Brook section, 10 New Maple Ave. was constructed in 1975. It's also one of several buildings High Street Equity Advisors has acquired from First Industrial Realty Trust in the past few years.

Redi-Mail's renewal/expansion is one of several similar transactions negotiated by Cushman & Wakefield at the property in the past two years. Furniture purveyor Einstein Moomjy and Anritsu Co., a communications products firm, have both renewed, and other tenants include Toys"R"Us and Olla Beauty Supply.
