BremnerDuke Builds Med Office on $355M Campus

MISHAWAKA, IN-BremnerDuke Healthcare Real Estate, a division of Duke Realty Corp., is developing a 205,000-sf medical office on the campus of the new, $355-million Saint Joseph Regional Medical Center campus here on 90 acres in the Edison Lakes area, between Douglas Road and Edison Lakes Parkway. Sources tell GlobeSt.com the Duke building will cost “a couple hundred dollars per sf to build.”

The Duke facility will be one of a few going up on the campus. The hospital is in the middle of its expansion here, with plans for a two-story diagnostic and treatment center, multiple three-story medical office buildings and multiple seven-story inpatient towers with 254 rooms. The hospital bought the land in 2002, and plans to consolidate services, such as acute inpatient services, critical care and obstetrics, now at current facilities in Mishawaka and South Bend to this new site.

Duke’s building will be connected to the main hospital on all levels, and will feature an MRI Center, Wound Care Center and the Riley Hospital for Children Pediatric Clinic. Physicians will have the option of leasing space on floors that are associated with inpatient services in the hospital with which they are closely aligned. For example, pediatric physicians can be linked by a walkway to the inpatient pediatric unit in the hospital. A 120-stall subsurface parking structure for physicians also is part of the facility, as well as surface parking.
