Senior vice president Jim Achen for Transwestern Phoenix represented Gateway Center's owner, Chicago-based Transwestern Investment Co. He says Gateway Three at 410 N. 44th St. was among five potential locations examined by the TSA. The TSA will move from 4127 E. Van Buren St. at Airport Tech Center on Dec. 1.

Achen says tenant improvements will take the space down to shell so it can be tailored to the agency's specifications. The TSA, represented by Timothy J. Pavek of Carpenter/Robbins Commercial Real Estate Inc. in San Ramon, CA, is the second tenant in the past couple months to sign for space in Gateway Three. In mid-July, Health Choice Arizona took 43,338 sf in a 66-month lease.

"Between Health Choice and TSA, we got a couple of full-floor deals that are filling Three Gateway up nicely," Achen says. Occupancy is now north of 90% at the three-building Gateway Center. He says he and Transwestern senior vice president Bill Zurek are negotiating deals "ranging from small to reasonably large."

When Transwestern Investment acquired the three-building asset in July 2007, occupancy was 87%. Achen tells GlobeSt.com that potential lease roll also has been addressed since Transwestern Investment took over. "We went through and addressed that so there's little exposure during the next year and a half to two and a half years," Achen says.
