Jeff Barron of U.S. Equities Realty represented the Sears Tower in the transaction. Senior managing director Robert Sevim and executive vice president Joe Learner with Studley represented Accero in the lease. Studley representatives were not available to comment on the deal. Proximity to public transportation and expansion rights were significant considerations in Accero's split from Hewitt, according to a Studley statement.

The 3.8-million-sf Sears Tower is owned by 233 S. Wacker LLC, which includes American Landmark Properties, the Chetrit Group and the Moinian Group. Asking lease rates in the tower range from the mid-teens to the mid-20's. The building, now around 81% occupied, has re-signed about 400,000 sf in leases with existing tenants this month, and signed another 100,000 sf in new leases in August.
