Tim O. Terrell, executive vice president and partner of Dallas-based Stream Realty Partners LP, tells GlobeSt.com that the deal went full circle within 60 days, with TruGreen planning a late November move-in to its new call center space at 1801 Lakepointe Dr. According to Dallas Central Appraisal District, TruGreen leases space at 3901 Leon Rd. in Garland and 4908 Olson Dr. in Dallas.

TruGreen is getting a spot beside an affiliated company, Terminex International, which leased 22,000 sf two years ago. The newly signed deal nudges occupancy to 80% in the class B, 55,083-sf flex office building, owned by Today Realty Advisors Inc. of Dallas. Michael Lish of the Lish Co. in Dallas represented TruGreen in its search for new space.

Terrell credits the win to the asset's access to the Dallas North Tollway, President George Bush Toll Road and Texas 121 plus large floor plates and heavy power infrastructure. The quoted rate is about $12 per sf. Terrell says there are two deals in Corporate Tech Centre I's pipeline, which could fill the building within 60 days. "I have a reasonable shot at making them," he says.
