The Edison, NJ-based Adler Development was represented in-house by partner Joshua Adler, and the tenant was represented by executive director Jason Goldman of Cushman & Wakefield. Terms of the long-term deal, which includes 3,500 sf of office space, were not released.

"E-Lite wanted to establish a presence on the East Coast to serve its customers better," Goldman says. "Proximity to the New Jersey Turnpike and to a port were a priority for them." The building is situated on 15 acres near Exit 8A of the Turnpike.

"Tenants value the 8A submarket's proximity to Port Elizabeth, and its access to the Boston/Washington corridor," Adler says. "The recent improvements to the interchange have eased traffic flow here as well. Even in this economy, there is sustained demand for product here."

E-Lite will share the now fully leased building with specialty pet retailer Petco, which signed on for nearly 143,000 sf earlier this year, after the building underwent upgrades to its lighting and power sources. E-Lite is moving into the 80,000-sf block of space formerly occupied by general merchandiser Lot Stores.

The building at 1250 S. River Rd. was completed on a spec basis in 2001, and printing equipment maker Heidelberg USA was the initial tenant in the space now occupied by Petco.
