JRT Realty Group Inc and Cushman & Wakefield Inc. serve as the leasing agents for the property. "This property continues to serve as a well-located, quality headquarters and warehouse site for Western Folder," says Greg Smith with JRT. "It is part of a regional portfolio owned by TIAA-CREF, whose tenants enjoy easy access to Interstates 290, 355 and 90, just 30 minutes from downtown Chicago."

Smith and Jodi Pulice with JRT, along with Britt Casey and Mike Hawryluk with Cushman & Wakefield, represented building owner TIAA-CREF in the transaction. Mike Sedjo, with CB Richard Ellis, represented the tenant. The company's services include direct mail implementation, climate-controlled literature storage, data entry and database management, telemarketing, lead tracking and referral programs, and broadcast e-mails.

The lease term was not disclosed. The building is located in the O'Hare submarket, where asking lease rates range from $6 to $9, according to a third quarter Grubb & Ellis market report. Occupancy rates in the O'Hare submarket are at around 91%, according to the report.
