Gilbane Development Co. of Providence, RI secured a 10-year lease from Dulles, VA-based Orbital for the project at 3377 S. Price Rd. Orbital also leases the campus next door, which is owned by WP Carey & Co. LLC of New York City, and an additional 172,500 sf of office space in other buildings in the Southeast Valley.

"We're definitely out of room," Jerry McCormick, first vice president in Phoenix for CB Richard Ellis, says about the need for the extra room. He and CBRE senior vice presidents Kevin Cosca, Pete Wentis, John Werstler, associate Seth Garrett and client services specialist Jackie Orcutt teamed with CBRE executive vice president Cathy Delcoco and senior vice presidents Bradley Davis and Meredith LaPier in Tyson's Corner, VA to work out the real estate decision.

McCormick tells GlobeSt.com that relocation had been a possibility when the need for more space came up two years ago. "We'd looked at that option, but ultimately the city did a good job in working with Orbital to keep them here," he says. City officials aided in the permitting process and approved infrastructure assistance like a traffic light and additional crosswalk near the new building. "The nice thing about the Gilbane site is there's room for up to an additional 200,000 sf of space when it's needed," the broker says, adding the developer plans to hold onto the building after its completion.
