Theta Holding Co. owns the property and has its headquarters in the building. The renewal was arranged for Theta by James Frank, Jeffrey Prezant and Lauren Rufino of Cushman & Wakefield's East Rutherford office. Terms were not released; availabilities in the building, including a 40,000-sf full floor, are currently listed with asking prices from $26 per sf to $29 per sf, for five- to 10-year terms.

During the past year, the C&W brokers have orchestrated 10 lease renewals totaling more than 160,000 sf, in addition to adding several tenants at Overlook at Great Notch. "The building has a strong history of tenant retention," Frank says. "Companies that lease here tend to stay here.

"This activity underscores the property as a value proposition in Passaic County and the larger Northern New Jersey office market," Prezant says. "It's the largest class A building in the immediate market, and we're very aggressive in our deal structures."
