Building K went under construction on 25 acres on a spec basis just more than a year ago and delivered to market this past summer. It was designed by Malvern, PA-based architects Cathers & Associates to accommodate multiple users, says Michael J. Alderman, Eastern Region partner for the Reno-based DP. The remainder of the brand new building, divisible to 29,000 sf, remains on the market.
"Large industrial development sites that will accommodate more than 100,000 sf are in short supply and are difficult to find," Alderman says. "Considering the inventory of class A distribution and light manufacturing space is currently underserved in this market, bringing this building on line at this particular time puts us in a highly competitive position."
The start of construction for Building K, the second facility within LogistiCenter at Logan, was prompted by the early 2007 signing of Freightliner to a full-building, 366,000-sf lease for the park's initial building. That initial building was similarly constructed on a spec basis.
DP's development of LogistiCenter at Logan began when the company bought the 1,000-acre site in June 2005, in one of the largest land acquisitions in South Jersey in years. The site is in metro Philadelphia, about 12 miles south of that city and near both the Port of Philadelphia and Philadelphia International Airport.
While the initial two buildings total approximately 730,000 sf, DP's long-range plans call for substantially more than that. When it's built out, LogistiCenter at Logan is projected to total approximately 5.5 million sf of new manufacturing, W/D, R&D, office and flex space. A timeline for that build-out has not been released.
