"[This property] was attractive to both Home Service and Laidlaw & Co. because it features a great balance of central location and accessibility," Steve Baker, senior director of Cushman & Wakefield, says in a statement. "Combined with completely renovated office space, modern-day amenities and a cost-effective leasing structure," Baker says the building is a great fit in a competitive market. The property is on Route 1 with easy access to Interstate-95, which runs from New York City and passes through Providence, RI and Boston.

The 11-story building already had leases signed for Rochdale Securities in 13,860 sf, PAREXEL in 13,034 sf and AKF Engineers took 9,724 sf.

The property undertook roughly $2 million of renovations to the lobby, a new café, upgraded elevator cabs, common areas, Wi-Fi connectivity, a fitness center, redesigned bathrooms and an outdoor patio and picnic area. The lease rates were not disclosed, but according to Q3 numbers by CB Richard Ellis, price per sf averages $43.15 for this area, Stamford's CBD.
