PinnacleAIS president Ryan Sitton tells GlobeSt.com that the land at Allen-Genoa and Hernandez roads was bought about six months ago, with groundbreaking originally set for mid-September on the first phase--a 20,000-sf to 30,000-sf office building. "But, we got too big for the building we'd originally planned," Sittton explains. "We needed to pull back to rethink our campus strategy as well as an interim solution."
The interim solution will be a one- to two-year lease for nearly 10,000 sf at an office building near Ellington Field, which isn't too far from PinnacleAIS' corporate campus site. Sitton declined to discuss specifics of the lease transaction, noting that nothing has been finalized as yet.
One thing for sure, however, is the 5,000 sf of flex space at 2530 Garden St. in Pearland, TX is now too small for the 60 full-time employees. "Not all of them office here, many are at client sites," Sitton says, "but it's still cramped. We went from one employee to 60 in about two years."
With its current projected growth, "in five to 10 years, we could be talking thousands of employees," Sitton says. "We don't want to be limited by not having enough space."
Additionally, Sitton had a design in mind that he says he couldn't find in other Houston office space. "There are nice office buildings out there, but the office space we need just doesn't exist," he explains. "We wanted a lot of green space out there in between the buildings." He says part of the plan is to build outdoor offices with wind breaks and shade so people can work outdoors. "Once this is finished, you won't be able to see one office building from another because there will be so many trees separating them," he adds.
If all goes according to plan, construction on the first building should begin in late 2009. Also on tap is infrastructure like a jogging trail and street. Sitton estimates phase one's development will cost less than $10 million.
Once the first building is completed, more will follow in line with the growth of its employee base. Sitton says the campus has been laid out with six buildings, ranging from 20,000 sf to 30,000 sf. Arcon Architects Inc. in League City, TX is designed it.
