The 19,044-sf call center at 21120 Johnson Rd. wasn't available when ProVisions bought Oreck's 360,500-sf office/warehouse at 21180 Johnson Rd. last year, according to Craig Laher, managing director for the buy side. "We were re-approached," he says, adding the Cookeville, TN-based seller marketed the call center to a just select few before ProVisions' contract on the table.
ProVisions' leverage wasn't just the next-door property, but it is a well-known force in public and private joint ventures in the state, working extensively with Mississippi's economic development groups. "We have a lot of faith in Mississippi and its leadership in economic development," Laher says. "Mississippi's really not a secret any longer to businesses looking to expand in that part of the South."
[IMGCAP(2)]Laher tells GlobeSt.com that the repositioning plan is based on a three- to five-year hold. The call center, delivering this year on a four-acre tract, will be marketed to one user on a for sale or for lease basis while the retooled 360,500-sf structure, situated on 23.2 acres, will be broken into multi-tenant space. Laher says Triton Systems has leased part of the building, with enough deals in the pipeline to fill roughly 50% of the remaining space.
Renovated and re-branded this year, the I-10 Business Center has 24,000 sf of office, 195,000 sf of warehouse area and 141,500 sf of distribution space. Laher says the space is being divvied because "the building is pretty large for the market."
The 405-acre Long Beach Industrial Park is four miles from Interstate 10 and five miles from a barge terminal and deepwater port at the Mississippi State Port at Gulfport, MS. The rail-served park also is within 10 miles of a regional airport. Local officials didn't return telephone calls to answer questions about the park, including the amount of industrial space that it sports. On its website, the park is touted as being a mainstay for the local economy since the 1960s.
