The subsidiary of Brazilian-based WEG SA will move in early 2010 from its current location at 1327 Northbrook Parkway in nearby Suwanee. "This location is in proximity to our current offices and warehouses, allowing minimal disruption to our operations," says David Pipes, president of WEG Electric, adding that the larger office and warehouse space will accommodate its continued growth in the US.

Chris Brown, senior vice president of Duke's Atlanta industrial segment, says the long-term commitment by WEG highlights Sugarloaf's location, access and corporate atmosphere. Duke VP Brian Sutton represented the owner in lease negotiations, with Darren Ross and Dave Watson of Grubb & Ellis representing WEG.

Duluth is located in the massive Northeast Atlanta industrial submarket, which totals more than 141 million sf of inventory in more than 1,800 buildings. Vacancy in the submarket is 10.2% through the third quarter, slightly higher than the 9% areawide average, according to Cushman & Wakefield.
