The Dallas-based Hutton was represented in both the initial signing and the latest expansion by Noah Balanoff of Cushman & Wakefield's East Rutherford office. John Ross of Ross Industries, a New Brunswick-based sales group that owns the building, was the in-house broker. Terms were not disclosed.

For Hutton, the site represents an expanded Northeast distribution presence for its clientele of cellular and radio communications dealers and wireless communications carriers. The company also provides power system solutions and alternative energy sources. Prior to the company's occupancy of the building, it had been used by a succession of W/D and transportation companies.

"This particular property has a central location with respect to Hutton's regional customer base," Balanoff says. "Their business has grown more quickly than expected, so the opportunity to expand into the entire building was very advantageous.

"It also provides a secure outside storage area for the company's cable reels," says Balanoff. He notes that as part of Hutton's original lease at the building in the spring, he was able to secure a variance from the township to accommodate that requirement.
