TAMPA, FL-Stinger Systems, a company that specializes in electro-stun technology, has signed a 14,793-square-foot industrial lease at CLW Industrial Group's Thompson Center II. The flex space will serve as the tenant's new executive headquarters, says Jeffrey Bardin, head of leasing for CLW. The value of the three and a half year lease was not disclosed, but according to the latest CB Richard Ellis research report, the average rental rate in the Airport submarket is $7.28 triple net and R&D/flex space average is $8.49 triple net.

Previously Stinger leased multiple buildings in the Tampa Bay market, but will be consolidating all of its local operations into the 30,000-square-foot, now 100% leased Thompson Center II building at 5505 Johns Rd. The class A structure was built in 1998 by locally based Thompson Kirk Properties. The tenant will move in during build out of its demonstration and conference center. The site will also include Stinger's warehouse and manufacturing and research and development components.

"We worked step by step with Stinger to make sure the lease fit their needs," Bardin tells GlobeSt.com. "You've got to be cognizant in this market. It's like building a custom suit; you've got to tailor every lease to a tenant's needs."
