"One of our core strategies is to do business with multi-market customers like Kimberly-Clark, so when we got the opportunity to expand our relationship with them, we took it," says Doug Kiersey, SVP and Midwest regional director for ProLogis. "It was an inventory building of some scale, so we were happy to be able to land a quality multimarket tenant like this."
Kiersey declined to comment on the lease rate of term. The property is in the Interstate 55 corridor submarket, where the occupancy rate is slightly below 90%, Kiersey says. Average asking lease rates in the submarket range from $4 to $6 per square feet, net, according to Cushman & Wakefield market research.
Kimberly-Clark's building is expandable to about one million square feet. "The building provides a lot of advantages," Kiersey tells GlobeSt.com. "Access to I-55 is important, and the building has lights with motion sensors, which lower occupancy costs. Kimberly-Clark also has an operation next door so it would be fair to say they're expecting some operating efficiency operating two buildings in close proximity." The company occupies another building, developed but no longer owned by ProLogis, of about 860,000 square feet in the park. ProLogis began developing the 155-acre industrial park in 2001. It now houses 3.1 million square feet in eight buildings, six of which are owned by ProLogis.
