Cabot Properties Buys 85,263-SF Industrial Site

LAKE ZURICH, IL-A private investment firm sold the facility, at 635 Oakwood Dr., for $4.8 million.

LAKE ZURICH, IL-Private equity real estate investment firm Cabot Properties has purchased a 85,263-square-foot industrial building for $4.8 million. The facility at 635 Oakwood Dr. offers six interior docks, 21-foot clear heights and a quality control lab. The property is near Rand Road on 4.7 acres.

The building is fully occupied by Insight Beverages, a manufacturer and distributor of coffee drinks, fruit smoothies, tea products and other beverages. The company is headquartered across the street at 750 Oakwood Dr. Officials with the buyer did not return calls for comment. Average asking lease rates in the Lake County submarket in Q3 ranges from $6 to $11 per sf, net, according to Cushman & Wakefield market research.
