A private investor owns most of the retail land to the east of Target in the center, which is at McKee and Fitchrona roads. There is a portion of land that is not owned by the investor that is still vacant, abutting Target; and about 70,000 square feet of retail is planned north of this parcel. Gold's will anchor almost 80,000 square feet further east, with some out-lots also planned, says Steve Doran with Lee & Associates. Doran represented Gold's in the lease, and EZ Nesbitt LLC represented the property owner. Lease rates for the new retail will be in the mid-$20s, he says.

Doran says the gym will make a good anchor for the property. The gymnasium firm is adding 200 franchised locations throughout the country by 2010, he says. "It's already generated a lot of interest from other retailers," he tells GlobeSt.com. He says the site should be complete by 2010, depending on market conditions. "It's been definitely a little tougher to do deals overall, but we're still doing a ton here in the Madison area. It's a university town and the state capital, so we've got a lot going on," he says.
