A spokeswoman for Newmark Knight Frank, which represented the tenant, tells GlobeSt.com the lease is for 10 years. Asking rents at the 122,500-square-foot property range from $24.50 to $29.95 per square foot.

"We outgrew our space in Garden City and will now be better able to serve our members and our community from our new location," Anne Kostynick, Nassau Financial's board president, says in a release. The credit union will maintain a branch office at its previous location, 1325 Franklin Ave. in Garden City.

Brian Lee, executive managing director of Newmark Knight Frank, says in a release that the Parkview Atrium space provides Nassau Financial with "the visibility and exposure of a corporate headquarters, which is easily accessible by employees and members at a far more compelling cost structure than competing properties." Lee and Newmark director Daniel Oliver represented Nassau Financial, while John LaRuffa, senior director with NAI Global's Long Island office, represented the landlord, Piermont Properties, Inc. Built in 1971, 865 Merrick was acquired in 2004 by Piermont, which extensively renovated the property.
