Matt Langfeldt with NAI Olympia Partners was assisted in representing owner Claypool Holdings LLC by Gus Miller. Mike Semler with CTMT represented the tenant. Langfeldt says the lease is for 10 years in the 80,000-square-foot complex, which is now 95% leased. He says he can't reveal the exact lease rate, but says the asking rate for the complex, which includes some retail, is around $14 per square foot.

The 23-year-old office building is connected to an arts garden, which is also attached to Circle Centre Mall in the Downtown. Langfeldt tells GlobeSt.com that the city's office market is doing fine despite the economic downturn. "It's stable, I've been as busy as I ever have," he says. "It's the state capital, so you have the government center buildings. Also, it's starting to turn into a 24/7 community, with residential condos, though those are starting to go the way of residential for the rest of the country. We've always had a good CBD, though."
