Tourism Org Leases Offices for Drum Corps

INDIANAPOLIS-Tourism Tomorrow Inc., a subsidiary of the Indianapolis Convention and Visitors Association, has leased 27,145 square feet of office in the Claypool Courts complex in the Downtown, at 110 W. Washington St. The broker who represented building ownership says that the office will actually be used by Drum Corps International.A representative of the association did not return a call for comment, and it’s not clear why the group would lease the space for the non-profit Drum Corps, which moved its headquarters to Indiana from the Chicago area this year (though the group only lists an Indianapolis post office box as its contact address). The Corps does have a program created and managed by the Visitor’s Bureau called MusicCrossroads, with a mission to advance quality of life through the attraction, support and collaboration of performing arts entrepreneurs.

Matt Langfeldt with NAI Olympia Partners was assisted in representing owner Claypool Holdings LLC by Gus Miller. Mike Semler with CTMT represented the tenant. Langfeldt says the lease is for 10 years in the 80,000-square-foot complex, which is now 95% leased. He says he can’t reveal the exact lease rate, but says the asking rate for the complex, which includes some retail, is around $14 per square foot.
