SciPark is a project of the Parsippany, NJ-based Woodmont Properties and Simon Developments of Lloyd Harbor, NY, which initiated the project in 2002. The cost of the project has not been disclosed. The spec space has been listed with GVA Williams, Parsippany, with an asking price of $18.50 per square foot triple-net for five years--for the just-completed Building I--and as "negotiable" for the three buildings to come.

Located on 32.3 acres at 469 Old Trenton Rd., a half-dozen miles from Princeton, the campus has been designed by CUH2A, and its developers are seeking LEED certification. Companies in the pharmaceutical, biomed and high-tech industries, looking for lab and office space, are the primary targets.

"The completion of the first building is a milestone," says Stephen Santola, Woodmont's EVP and general counsel. "The science and technology industries are a cornerstone of New Jersey's industry. The availability of immediate occupancy in this facility is an opportunity for such companies to enhance their businesses."

The CUH2A design includes slab-on-grade structural steel frame with an open web truss system covered by a metal deck and membrane roof. The park's quartet of buildings will face each other in a plaza orientation.
