The building, which opened in 2000, is located on six acres at 780 Canton Road, within the medical hub of northeast Cobb and southern Cherokee Counties. HCA Inc. is the main tenant of the building, which is adjacent to the 493-bed WellStar Kennestone Hospital.

Lori Schneider, senior vice president investments with Marcus & Millichap's Fort Lauderdale, FL office, represented both sides of the deal. John Leonard, regional manager of the firm's Atlanta office, assisted Schneider.

"In this challenging economic climate, both the buyer and the seller did an excellent job of reaching a resolution on the final sales price," Schneider stated in a release. "The buyer could assume debt on this deal, or the property could have been delivered free and clear of debt, which assisted in making negotiations run smoothly."
