Project owner Bijou Properties LLC took a 1920-era, 42,888-square-foot property made of steel, concrete and masonry and turned it into a complex housing 30 one, two and three-bedroom loft-style condominiums. Some 7,500 square feet of street-level space along 14th and Garden streets are considered suitable for retail usage.

"It took years of effort by some of the best and freshest minds in the industry to create a model for sustainable residential development that offers comfort, style and beauty, while being sensitive to the impact on the environment," says Bijou managing partner Larry Bijou in statement. "The City of Hoboken is an ideal setting for this model because of its historical significance, proximity to New York City and urbane mindset."

Among other distinctive features is a new 35,054-square-foot, seven-story structural steel and concrete addition with a gauged-metal perimeter wall framing and a zinc rain screen façade. The addition rises above and is linked to the restored cast-in-place concrete building at the original fifth-floor roof level.

The recently completed project took 25 months to finish and half of the units are already sold. Official certification is pending, but the building, built by Del-Sano Contracting Corp., utilized a number of sustainable features, including locally manufactured, recycled and renewal materials, such as bamboo flooring; no or low VOC paint and coatings; cotton insulation; and a green roof. The building, designed by Sharples Holden Pasquarelli Architects, will use 24% less energy in heating, cooling and lighting as well as 20% less water than a standard building.

Nearly 90% of waste materials were recycled during the construction process. These materials included wood, metals, concrete, masonry, drywall, cartons/crates and glass. In addition, 100% of property's electrical power will be purchased from wind and other alternative energy sources.
