Duluth-based TPA Realty Services submitted its DRI report to the Georgia Department of Community Affairs earlier this month. The report cites a completion date of Jan. 1, 2019, though work on the first building could start early next year depending on demand for the new space.
"We've got enough land that we can be flexible to meet the needs of whoever shows up," John Watson, principal of real estate development for TPA Realty, tells GlobeSt.com. "We're doing the legwork now to get everything ready and be able to respond, and know that we can go vertical quickly when the time comes."
Watson says the project, dubbed Highland 75, is being marketed toward distribution, back-office and research-and-development prospects seeking a centralized location. Cartersville is almost equally situated on I-75 between Atlanta and Chattanooga, TN.
Infrastructure improvements are already under way at the site, such as water and sewer line installation, Watson says. He adds that the site will have two-thirds of a mile of frontage along Mount Zion Road, which is being widened to four lanes.
The Cartersville-Bartow County Joint Development Authority is partnering with TPA Realty on the Highland 75 project on the DRI process and other advance work. "It just makes it that much more prepared and ready to go for companies who may choose it and hopefully create some new jobs," Melinda Lemmon, the authority's economic development director, told the Daily Tribune News.
TPA Realty has more than 35 years of large-scale development experience covering at least 5,000 acres within the Atlanta metropolitan area. Past and current projects include Technology Park/Atlanta, Johns Creek, The Bluffs, Stanton Springs and Interstate Center II.
