TAMPA, FL-Construction is now under way on the city's east side for the new Florida headquarters of the Mosaic Co., a leading producer of phosphate crop nutrients. The $20-million, 113,000-square-foot office project will combine four of Mosaic's current offices in Hillsborough and Polk Counties within a single class A building next spring.

More than 400 employees will work at the building, which will also serve as a gateway to the new Circa FishHawk residential area being developed by Newland Communities. Mosaic is working with Minneapolis-based Ryan Companies US Inc. on its new headquarters, with Ryan handling design/build duties on the front end and property management once it is completed.

"This is a great project and it's right in our wheelhouse as to what we are about and what we do," Doug Dieck, Ryan's Southeast region president in Tampa, tells GlobeSt.com. "We like to think we do all of those things well."

Mosaic's new headquarters will seek LEED Silver certification by the US Green Building Council, recognizing sustainable commercial buildings. Green elements of the structure will include energy and water conservation, thermal comfort, natural lighting, healthy building materials and recycling of construction waste.

More importantly, however, will be the corporate efficiencies gained by working in a single location, says Rich Krakowski, Mosaic vice president. "Our goal," he says, "is to bring our management and administrative functions under one roof to foster more cohesive operations and communications as we continue to grow our business."

Ryan has handled various retail and industrial projects throughout Florida, most recently completing a 430,000-square-foot food distribution center for Target Corp. in Lake City. It is also moving ahead on South Shore Corporate Park, a 380-acre development along Interstate 75 south of Tampa that is planned for up to 4.7 million square feet of office and industrial space over the next six years.

"We feel very good about how we are positioned in Florida," Dieck says. "When the economy turns around, we think we will do very well."
