BremnerDuke will build the project in conjunction with Arlington Orthopedic Associates. The specialty hospital will include a 24-bed in-patient surgical center, six operating rooms, 24-hour emergency department, diagnostic imaging and administrative offices.
"We are pleased to have been selected as the developer of this preeminent specialty surgical hospital on behalf of Baylor Health Care System and Arlington Orthopedic Associates," says BremnerDuke regional executive vice president Deeni Taylor. "BremnerDuke is excited about this project, and our growing relationship with Baylor Health Care System as they've planned and developed healthcare facilities in the Dallas-Fort Worth region."
Gary Walker and Renee Efimoff of Arlington-based SCM Real Estate Services represented Arlington Orthopedic Associates in the site search. Michael Bailey of Windstar Development represented the land owner. BremnerDuke was represented by in-house leasing representative John Huff.
According to BremnerDuke senior vice president Edward Bittner, BOSHA approached the developer with the project, which then helped the joint venture find a suitable site. "The doctors have an ongoing relationship with the brokers who located the site," he tells GlobeSt.com. "We helped them evaluate it to make sure it would work."
To be called the Baylor Orthopedic and Spine Hospital at Arlington, the two-story project will be located on a 4.4-acre site near the North Matlock Road exit of Interstate 20. It will include parking for more than 131 vehicles. Construction is scheduled to began in December and is expected to be complete in Q1 2010. The general contractor is Hill & Wilkinson of Dallas. The architect is the Arlington-based Ascension Group Architects. Bittner says it is BremnerDuke's policy not to release development cost information.
