Won through competitive bidding, GSH will implement an on-site maintenance program with expert engineers and electricians, among other dedicated staff. As part of its building services, GSH will begin immediate building operations and maintenance services for this property including maintenance on all building management systems, equipment, facilities and structures.
"This is not a general facility management contract so our work will be on the mechanical side," says Ross Forman, senior vice president of operations, GSH Group. He adds that the two-year contract will consist entirely of HVAC preventative maintenance and replacement work.
As for the contract bid, Forman tells GlobeSt.com that the Port Authority would like it to remain private. "It was very competitive and not just on price," he says. "In general, governmental agencies are now choosing to work with companies that can provide them with a lot of additional services."
To that end, GSH's full intention, if given the opportunity, is to show the Port Authority all of its capabilities, such as energy management services. "As it begins to look at improving the efficiencies and operations of its building, the Port Authority will need to look at capital replacement flow," Forman says, adding, "it will also need to know how this impacts consumption and its carbon footprint, as well as the ROI; particularly as monies start getting released from the economic stimulus package."
