In a release, Cushman & Wakefield executive director Mark Mandel says the lease resulted from "a thorough search" for options within Manhattan. "Operating on one floor at 17 Battery Place North, as opposed to two floors at its previous location, will increase efficiencies and collaboration," Mandel says.
Community Access will occupy the entire ninth floor at the Moinian Group's 375,000-square-foot 17 Battery Place, which is located at 2-26 Washington Pl. and was built in 1903. Asking rents at the 31-story office tower were not disclosed, but those at comparable properties in the area range from the low to mid $30s per square foot.
"By selling its commercial condominiums, Community Access was able to realize a gain and move to a great building with a well-respected ownership," says Carri Lyon, a senior director at C&W, in a release. Lyon and Mandel, who spoke for Community Access in its lease at 17 Battery Place, are also representing the nonprofit in the sale of its condo floors at 666 Broadway. She tells GlobeSt.com that the two floors are in contract with two different purchasers, whom she declines to identify. Closings on the two sales are scheduled to take place within the next two months, Lyon says.
