Setting the stage for the day will be the conference's opening session, "Making Sense of the Economic Downturn for Net Lease Investors and Owners," a special discussion by noted real estate economist and researcher Sam Chandan, president and chief economist of Real Estate Economics LLC, and national retail consultant and chairman of Davidowitz & Associates Inc. Howard L. Davidowitz. Another special RealShare Net Lease feature will be the "Net Lease Insider," a one-on-one interview with Paul McDowell, chairman and chief executive officer of publically traded REIT CapLease Inc. and a 15-year veteran of the net lease property market.
Net Lease Capital Advisors president Bruce MacDonald will moderate the conference's perennially popular "Town Hall Meeting," a big-picture look at the forces shaping the net lease market of today and tomorrow. Sharing their market savvy and insight on this all-star panel will be Richard Ader, founder of US Realty Advisors; Gordon DuGan, president and CEO of W.P. Carey & Co.; Kyle Gore, managing director of the real estate net lease group at RBS Global Banking & Markets; Nicholas Schorsch, chairman and CEO of American Realty Capital; and Glen Kunofsky, senior director of Marcus & Millichap Real Estate Investment Services Inc.
The conference will feature several more general session panel discussions sure to be of interest to attendees no matter what their particular involvement in the net lease industry is. "The New Realities of Debt Financing" will deliver up-to-date intelligence on financing net lease property deals in the current credit and capital markets environment. Gerald Levin, Mesirow Financial senior managing director of sale-leaseback capital, will moderate the discussion, which also will feature Barclay Jones, executive vice president of investments at iStar Financial; Andrew Kroll, director of debt capital markets at SunTrust Robinson Humphrey; Daniel Owen Mee, executive director of Tremont Realty Capital; Nicholas Muzychak, managing director of Parkland Financial Advisors LLC; and Randy Reiff, founder of Spartan Capital and former JPMorgan executive.
A general session focused on what is perhaps the brightest spot in an otherwise gloomy market--the corporate sale-leaseback sector--will feature Stan Johnson Co. senior director Jeff Hughes as moderator and panelists from both the sale-leaseback investor and the corporate advisor perspectives: Century Equities Inc. vice president of acquisitions Chad Adams; Brauvin Net Lease Inc. president and CEO James Brault; Jones Lang LaSalle corporate capital markets managing director James Koster II; CB Richard Ellis senior managing director Brian Scott; and Cole Real Estate Investments' director of acquisitions Joel Tomlinson.
And "Making Lemonade Out of Lemons: Strategies for a Challenged Market," another general session, will explore various business and investment strategies being deployed today to find the opportunities that often come out of times of distress. Sean O'Shea, managing director of BRC Advisors, will moderate a panel that also will feature Boulder Net Lease Funds' president Randy Blankstein; Class Green Capital Partners LLC CEO John Hirschfeld; former First Industrial Realty Trust executive Robert Micera, who is launching a new company; and AEI Fund Management VP of acquisitions George Rerat.
"The seventh annual RealShare Net Lease will convene at a very interesting time," says Brian Klebash, RealShare Conference Series conference producer for Incisive Media, which also publishes GlobeSt.com. "The nation is deep in recession, the administration is taking steps to regenerate lending, and traditional net lease investors, meanwhile, are plotting their next moves. Some have exited the market in the past year. Others are ready to start buying. There is activity in the net lease arena, and you will find out exactly what the key players are doing and how they are turning this down cycle into an opportunistic time."
Rounding out the day's agenda will be time for networking with new and existing business contacts; breakout sessions focused on timely topics--"Green Outlook: The Future of Corporate Real Estate;" "Trends & Drivers for Today's 1031 Exchange Market;" and "Tenant Talk: Underwriting Credit & Tenant Retention Strategies in Uncertain Times"--a lunch where attendees can either network on their own or join a deal case study table discussion; and roundtables on hot niche topics such as the international sale-leaseback arena, net lease opportunities in the medical office property sector, new proposed lease accounting changes, single-tenant properties for TIC and DST deals and insurance products for net lease investors.
