The Ladders, which specializes in jobs that pay $100,000 and over, has been in the neighborhood since 2005, when it leased 25,000 square feet at Trinity's 137 Varick St. for its headquarters. In March 2008, the Ladders expanded into 20,000 square feet at 205 Hudson St., also owned by Trinity.

In a release, Jason Pizer, Trinity's SVP of real estate leasing, says his company was pleased to be able to accommodate the Ladders' strategic growth requirements. He adds, "Short-term leases, particularly in this economy, can make sense for both tenant and landlord--creating a relatively risk free option for a tenant to respond to a pressing need, while landlords gain a current tenant with the potential to continue beyond their limited initial term."

The Ladders was represented by Marc Shapses, executive managing director of Studley, while Trinity Real Estate was represented in-house by Tom Lynch. Shapses has represented the Ladders since the company's founding in 2004, and Lynch also worked on the 205 Hudson deal last year.
