Heading the leasing efforts are first vice president Suzanne Macnow and senior associate John Goodwin. Macnow tells GlobeSt.com that the space is being marketed at $20 a square foot, triple net, which she termed a market rate for such a facility. The landlord is also offering a $40 per square foot work letter plus architectural services.
Built in 2007, the building's first occupants moved in the following year, Macnow says. Among the complex's amenities are an on-site gym, café, rehabilitation center, surgical supply store, pharmacy and a children's museum with interactive displays on the human body. Also, tenants can use a conference center for lectures and events for free. "It's a very unique property," Macnow says. "There is nothing like it on the market, especially for medical office space. By being attached to the hospital, it gives the doctors the ability to see patients if they need to."
Macnow says that any type of medical practice is being targeted as potential occupants. CBRE is currently in talks with a dentist, she relates. Spaces can be configured in sizes ranging from 1,500 to 10,000 square feet. Tenants can also lease pre-built suites immediately and timeshare spaces are available for full and half days.
