The Redwood City, CA-based company has a current local headquarters at 610 Lincoln St. here. The move to the 120-acre Rservoir Woods will put the company in close proximity to Route 2, the Mass Pike, Route 128 and Interstate 95, as well as putting the firm into a LEED Gold building.
Davis Marcus Partners--a JV between Marcus Partners and the Davis Companies, in partnership with Prudential Real Estate Investors--helped broker the deal. The joint venture recently refinanced Reservoir Woods for $30.9 million in early May of 2009 for 117 West St., a formerly-350,000-square-foot building in Reservoir Woods East, which is 100% leased by Verizon. Part of the building was demolished, however to make room for a new 312,000-square-foot 40 Sylvan Rd., which was specifically designed for National Grid, which insisted on a LEED Gold certification.
