"We decided to remain at the location because of its great location off of exit 37 of the Long Island Expressway and the fact that it is walking distance to the Roslyn Train Station," says Martin Cohen, VP of real estate for New York Presbyterian, in a release. "Furthermore, NRS' focus is on our client's and our employee's satisfaction. This renewal will assure that both goals will be accomplished." NRS is owned by NYP.

Cohen represented NRS in negotiations, and Jamie Schwartz, EVP of building owner GHP Realty, represented the landlord. The four-building, 150,000-square-foot Expressway Plaza campus is currently 95% leased, according to GHP, a subsidiary of Houlihan-Parnes/iCap Realty Advisors.

According to GHP, 1 Expressway Plaza will have approximately 8,200 square feet of office/medical space coming available on Jan. 1, 2010; 3 Expressway Plaza has a 3,828-square-foot office unit now available on the second floor; and 4 Expressway Plaza has a 2,200-square-foot office/storage unit available on the lower level and a 1,653-square-foot office unit available on the second floor.
