Of the total, Siemens, which was in the space for five years, occupied about 110,000 square feet of the building, and Jackson Cross can provide about 100,000 square feet of contiguous class A space at the building, which is located on the Route 202 corridor. "This supports the fact that the property offers superior access to a talented labor pool, road infrastructure and transportation, and parking of up to five spaces per 1000 square feet," Mary Frances McGarrity, a Jackson Cross sales associate, tells GlobeSt.com.

The firm is looking to obtain a lease rate in the $22-per-square-foot range. Call center space is also available, and individual tenants can also take as little as 1,800 square feet in the building.

McGarrity says that vacancy rates in the Malvern area, which is home to several Fortune 500 companies, are around 11%, McGarrity says. The town is about 25 miles northwest of Downtown Philadelphia.

First Evergreen Properties, based in Fairfield, NJ, owns 24 assets across commercial types totaling about 2.5 million square feet. Jackson Cross, part of Oncor International, has 35 brokers working in the area.
