Corporate Synergies Group, a global provider of software and consulting solutions to IT infrastructure, signed a 13,545-square-foot lease with a short construction period. The firm relocated its operations from the Mack-Cali Centre IV in Paramus. According to CBRE, the tenant, represented by Curtis Foster from Cushman & Wakefield and John Gillespie from Newport Commercial Real Estate Advisors, decided to move to this space due to the accessibility to New York City via the shuttle to local train stations.
Meanwhile, life science products and services provider Cambrex Corp. signed a 10-year, 10,486-square-foot lease renewal agreement. The tenant renewed within its penthouse space primarily because of the centralized location and outstanding views. Cambrex was represented by Jay Garibaldi, Matt Kirby and Michael Witko of The Garibaldi Group.
National clothing retailer Children's Place also completed a 31,000-square-foot lease renewal and short-term extension. The tenant was represented by Thomas Consiglio of Resource Realty.
CB Richard Ellis' Patrick Murphy, vice chairman; Donald M. Sperling, senior vice president; Greg Barkan, first vice president; and Scott Larson, vice president, represented landlord CBRE Investors in all three of the transactions.
According to Mark Zikakis, managing director of CBRE Investors, "In this market there are certainly challenges, but there is business to be done if the negotiations are earnest. We look forward to continuing to work with tenant brokers in the future to lease up the remaining space in this property." While CBRE would not disclose rental rates, multiple websites list available leases in the building in the $28.50 range.
Located at One Meadowlands Plaza, Metropolitan Center overlooks the Meadowlands Sports Complex, home of the New York Giants and New York Jets, and the new Xanadu retail complex that is now under construction. The property features covered parking, cafeteria, complimentary fitness center, conference room, on-site dry cleaning, car wash and shuttle bus service to Secaucus Junction train station.
