VITAS is the largest tenant in the 50,430-square-foot Class B office building, which was constructed in 1983. The firm will be bringing its Admissions Call Center and after-hours VITAS Telecare services into its new space. VITAS was represented by Perry Higa of CB Richard Ellis' Chicago office and Scott Allen and Chase Deuschle of the firm's Ft. Lauderdale office, while CBRE's Bill Elwood, Pete Adamo and Mark Georgas represented building owner KBS Realty Advisors in the deal.
KBS acquired the property as part of a $100-million portfolio in 2000. The building is currently about 68% leased, with 21,260 square feet remaining available for asking lease rates ranging around $12 per square foot. The property is located in the eastern east/west corridor submarket, where overall occupancy is around 84%, according to Transwestern's mid-year office market report.
