Located within Crossroads Business Center, the total building is 160,000 square feet, the balance of which is vacant. However, owner Exeter Property Group is planning to expand the building to 250,000 square feet.

According to Colliers, the center's Burlington County location at Exit 47 of I-295, and less than two miles from Exit 5 of the NJ Turnpike, was an important factor in AAA's decision to locate here.

In a separate move, the industrial division of Colliers has been appointed exclusive agent to represent J.E. Berkowitz L.P. in the sale of three industrial buildings totaling 69,053 square feet at 209-213 Harvard Ave. in Westville.

The owner recently completed the construction of a new 200,000-square-foot facility on 23-acres in Pedricktown, and is now selling its former facilities.

According to Isdaner and Richman, the buildings can be purchased together as a 69,053-square-foot facility or separately as 49,180 square feet or 19,873 square feet. Ideal uses for the property include manufacturing, distribution and warehousing.

The 49,180-square-foot building is a manufacturing facility featuring an 18-foot clear ceiling height, tailgate and drive-in loading and a 1,200 amp electrical service. There are also several overhead crane runways in place. As part of this property, there is a 6,500 square-foot building that was previously used as a tool and storage shop. This small building features four large drive-in loading doors and three-phase electric service.

Adjacent and connected to the 42,680-square-foot building is a 19,873-square-foot building, which has a separate lot and block and thus can be sold separately. This building features 18-to-22-foot clear ceiling heights, a 3,000 amp electrical service and tailgate and drive-in loading.
