NFI was represented by John Suerth of CB Richard Ellis in the deal, while Mirvac was represented by Dan Leahy and Adam Roth of NAI Hiffman's Industrial Services Group. "Locating adjacent to the BNSF-LPC is the most direct way for a company to gain cost-savings and reduce their operational impact on area roads and the environment," Leahy says.

The remainder of NFI's building remains vacant, with 120,000 square feet still available for lease. Rental rates for the space are being marketed at $7 per square foot net. Located less than five miles from a four-way interchange to Interstate 55 at Arsenal Road, the property offers 20-foot clear ceilings and 192 trailer-container parking spaces.

The property is in the Interstate 55 corridor, where occupancy is around 85%, according to Grubb & Ellis' mid-year industrial report. Asking lease rates in the submarket are near $4.30 per square foot, Grubb's research says.
