The signing concludes a two-year search for a new high-tech headquarters building by Wackenhut, a subsidiary of British-based Group 4 Securicor. Terms of the lease were not disclosed, though the company's leasing representative indicates that it got favorable terms.

"Abacoa was the right site at the right time for Wackenhut to strike an optimal deal," says Bob Schneiderman, a principal with NAI/Merin Hunter Codman. "It's a win-win" for both the tenant and Abacoa Town Center, which also features a baseball spring training stadium for the Florida Marlins and St. Louis Cardinals as well as a campus for Florida Atlantic University, he says.

The new Wackenhut headquarters, at Parkside Drive and University Boulevard, will accommodate at least 200 employees and provide covered parking at an adjacent existing garage. A new Courtyard by Marriott hotel is also being developed convenient to the building.

The building will feature green specifications aimed at energy efficiency and a low carbon footprint. It will house Wackenhut's sales and technology centers, the G4S North American Training Institute and business units focused on international accounts and regulated security.

"There were a lot of moving parts in this transaction, but NAI/Merin Hunter Codman did a highly efficient and professional job of aligning all interests in order to make this deal a reality," says Drew Levine, president of G4S Wackenhut North America. The company will relocate from its current headquarters near Interstate 95 in Palm Beach Gardens.
